We have a great deal of responsibilities as appraisers, but above everything we answer to our clients. Typically, for a normal residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Consequently, appraisers are privy to a lot of data, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you desire a copy of the appraisal document, you generally have to get it from your lender.

Other responsibilities include accurate sums appropriate to the scope of the assignment, reaching and keeping a particular level of competency and education, and of course, the appraiser must behave in a professional manner.
